  • A note of interest is an expression to a selling estate agent or solicitor that you may be interested in a property they have exposed for sale. It does not compel you to make an offer nor does it compel the selling agent to provide you with an opportunity to make an offer.

  • If you require mortgage finance you should obtain an ‘agreement in principle’ from a lender prior to submitting your offer. We will also discuss arrangements for funding your deposit. If you have a property to sell, we would normally recommend that we do not conclude agreement for the purchase of your new home until an agreement for the sale of your existing home is agreed.

  • Missives are a series of formal letters between solicitors on behalf of their clients. These letters form the contract for the sale of a property from the seller to the buyer. These letters are signed by authorised signatories of the firm who are acting for you, but only after receiving your prior instructions.

  • Absolutely. Whether the property you are interested in is located in our local area, or further afield, our experienced conveyancing solicitors can assist you in your purchase.

  • The first step would be to obtain a free valuation from our property team. They will then provide you with a full estimate of costs for our estate agency service. We would then arrange for professional photographs to be taken and instruct a surveyor to conduct a Home Report. Our team will draft a schedule and then once the Home Report valuation is received, our team would discuss a marketing strategy. Once these have been finalised, we will upload your property onto the Aberdeen Solicitors Property Centre (ASPC) for advertisement.

  • A Home Report is a document which every seller of a residential property is required to obtain prior to putting the property onto the market for sale. The Home Report is split into three parts, a single survey, a property questionnaire and an energy performance report.

    The single survey is based on a visual inspection by a chartered surveyor, detailing the home, its condition, its accessibility and any repairs that may need to be carried out.

    It also gives a valuation (an opinion on how much the home is worth on the open market).

  • Whereas other areas of the country operate on the basis of an estate agent being nominated to market a property for sale with a firm of solicitors to be engaged to complete the missives, in the North East its highly likely that all estate agencies operating on the ASPC are also firms of solicitors.   • Once instructed, we will arrange for a chartered surveyor to attend your property to prepare the home report. A member of the estate agency team will visit your property to take details and create a narrative for your listing. Our professional photography partner will contact you to arrange a suitable date and time for your exterior and interior photography appointment.

    Once we are in receipt of the confirmed home report, photography and particulars, we will submit your property to the ASPC for marketing. This final stage is usually actioned within a few hours.

  • As a condition of our membership with the Aberdeen Solicitors Property Centre (ASPC), it is not possible to market a property on an alternate portal. ASPC remains, by a considerable margin, the most viewed portal for property sales in and around the North East.

  • Normally, when someone dies, his or her executor must obtain “confirmation” of the estate before any money and any other property belonging to the deceased can be transferred to beneficiaries. At that stage, the property can be conveyed to you and it be placed on the market.

  • Whilst we cannot provide you directly with mortgage advice, we can certainly refer you to a Mortgage Adviser in our professional network who would be able to assist.

  • Yes we can. We regularly assist our clients with property viewings.

  • Our partner, First Photographics, provide our clients with professional photography. In addition, we can arrange for our partner to take drone footage, video tours, 3D Matterport tours as well as virtual staging for vacant properties.
